Swift Current Real Estate Market Update – Spring 2025: Low Supply, High Demand

As we step into the heart of the spring real estate season, Swift Current is seeing strong momentum that mirrors the province-wide trend: tight inventory, steady demand, and rising prices. While many Canadian markets are still cooling, Southwest Saskatchewan is standing out for its resilience and opportunity—and Swift Current is right in the middle of it.

Saskatchewan’s Real Estate Snapshot: March 2025

According to the Saskatchewan Realtors® Association, March saw:

  • 1,277 residential sales across the province — up 8% year-over-year
  • Sales were 13% above the 10-year average
  • New listings down 2%, continuing a long-term supply shortage
  • Inventory levels are 21% lower than last year and nearly 50% below the 10-year average

This trend is especially impactful in smaller centers like Swift Current, where tight inventory means serious competition for quality listings.

 What’s Happening in Swift Current?

While specific March figures for Swift Current weren’t called out in the provincial summary, the regional story tells us a lot:

  • The Saskatoon-Biggar region, which Swift Current falls under, posted a 12% year-over-year increase in sales.
  • Inventory is down sharply, with less than three months of supply in many communities across the region.
  • Homes in smaller cities are seeing steady price growth, driven by a mix of strong local demand and fewer available properties.

If you’re a homeowner in Swift Current, now might be the ideal time to list your property, as buyers are actively looking—and competition is limited.

 What About Prices?

Across Saskatchewan, the benchmark price for a home hit $353,600 in March, up from $344,700 in February and over 6% higher than a year ago.

While Swift Current’s average price point is typically below the provincial benchmark, the direction of the market is clear: prices are climbing, and value is growing—especially in well-maintained, move-in-ready homes.

Advice for Buyers and Sellers in Swift Current

  • For Sellers: If you’ve been thinking about listing, spring is a golden window. With fewer properties on the market, your home will stand out, and you may get top dollar in less time.
  • For Buyers: It’s a competitive market, but opportunities still exist. Working with a local agent ensures you stay ahead of new listings and make smart, timely offers.

“It’s going to be very challenging, patience is essential, and the expertise of a real estate professional is more crucial than ever.”
— Chris Guérette, CEO of the Saskatchewan Realtors® Association
